PROPERTY MANAGEMENT

Tenant Selection:

Our aim is to find you the best tenant in the shortest possible time. We look for quality people that will pay their rent on time and respect your property.

Prospective tenants are qualified by checking their rental histories with their present real estate agent or private landlord, employment status, personal references and by checking the tenant data base (TICA) for prior defaults.

Prospective tenants are also required to provide copies of various forms of identification including at least one with photo I.D.

If we know you want to be involved in the selection process we will contact you with the backgrounds of the prospective tenants before we approve the application.

 

Routine Inspections:

Properties are inspected routinely at 3 to 4 month intervals and you are provided with a report commenting on the way the tenants are caring for the property and any maintenance issues that may come to light or reported by the tenant.

Inspections are also carried out at the beginning and end of a tenancy.

 

Maintenance Supervision:

In so far as it is practical, preventative maintenance will be carried out on the property in accordance with your instructions.

We do not charge a fee or in any way profit from organizing maintenance or repairs to your property.

We generally use tradesmen that we have known for a long time or have been highly recommended.

Copies of original tradesmen’s invoices will be provided to you so that you can claim the expenses against your taxable income.

 

Advertising & Photography:

The Internet is the most used media when sourcing properties. We use two popular sites, realestate.com.au and domain.com.au.

A professionally produced ‘For Lease’ sign is placed outside your property where possible. The sign is a very important tool when it comes to attracting tenants to your property.

Newspaper advertising still has its place in certain circumstances but will not be used without consultation with you.

Mal’s 20 years experience as a professional photographer ensures that your photographs are high quality and stand out from other properties.

 

Monthly Statements:

You will be sent a computerized statement at the beginning of each month detailing the income and expenses for the previous month.

 

Account Payments:

Any accounts relating to the property can be paid on your behalf provided there is enough money in your account to cover them.

 

Legal Proceedings:

While every endeavor is made to ensure the tenancy runs smoothly, circumstances can change that causes the tenant to default on the agreement. If court proceedings need to be instigated we are experienced and able to act on your behalf at the Residential Tenancies Small Claims Tribunal.
